01 · The demand

Every digital service depends on a physical site.

A video call, a payment and a query to an AI model each cross radio masts, fibre and power systems before they reach a screen. As mobile data grows, 5G densifies and AI moves into everyday use, the constraint shifts from software to sites: the land, structures, power and connections that networks and compute require.

Demand is compounding. The supply of well-located, powered and shared sites is not keeping pace.

02 · Who we are

An owner and operator of digital infrastructure.

Digital Infrastructure Holdings (DIH) develops, owns and manages digital infrastructure in markets where demand is rising faster than supply. DIH is headquartered in the Dubai International Financial Centre and is led by a team that has built, operated and sold tower and ground-lease platforms in three regions.

We invest with a long horizon, in assets that are contracted for decades, indexed to inflation and shared by the operators that depend on them.

Operator-led.

Our partners have run tower companies, network operations centres and national build programmes. Local teams originate, build and operate in each market.

Contracted.

Revenue is secured at entry through long-term, inflation-linked agreements with mobile operators and other anchor tenants.

Shared by design.

Each site is built to host several operators and services, which lowers the cost of coverage for each of them.

03 · The platform

We invest at the site, where land, power and connectivity meet.

A single site can combine the ground, a tower, the power that runs it and the fibre that connects it. We invest in each of these layers, so that each one supports the value of the others. The best-located and best-powered sites can then take on new capacity as demand arrives.

    Ground leases and freehold beneath telecom sites, acquired to secure permanent tenure and remove rent escalation from operators' costs.

04 · Ground leases

The ground beneath the network.

Most towers stand on land the tower owner does not own. The ground is rented from farmers, families, municipalities and building owners under leases that expire, escalate and must be renegotiated site by site. We acquire those leases and the underlying land rights. Landowners receive capital today in place of rent collected over decades. Tower owners gain secure, long-term tenure at a predictable cost.

05 · The contribution

Shared infrastructure lowers the cost of connecting a country.

When operators share towers, power and fibre, fewer structures are built, less diesel is burned and coverage reaches further for the same capital. Operators redeploy the capital released by a sale-and-leaseback into spectrum, radio equipment and service. Governments gain neutral infrastructure that supports national coverage and 5G objectives and draws long-term foreign investment.

06 · The approach

Four stages, applied in every market.

01

Acquire

We originate transactions directly with operators, governments and landowners, often before a formal process begins. Each entry is anchored by a long-term, inflation-linked agreement.

Build

Committed build-to-suit programmes extend coverage for anchor tenants on pre-agreed terms. Power and fibre are added where they strengthen the site.

Scale

Additional operators are added to existing sites. Operations are centralised, ground leases acquired and maintenance digitised to reduce the cost of each site.

04

Optimise

Mature platforms are refinanced, listed or sold to long-term owners, and capital is recycled into the next platform.

07 · The record

Three platforms, built from the first site.

Before establishing DIH, its founding team built three tower platforms in the Middle East and North Africa, Europe and South Asia. Each began with a single portfolio and grew under long-term agreements with leading mobile operators.

09 · How we operate

A lean team on an operating platform we own.

DIH runs its investment and operating processes on its own AI operating platform, which holds one governed record of every site, contract and decision. The platform shortens diligence and standardises the integration of each company we acquire. It also gives investors and lenders an auditable view of every asset.
